New Sullivan deed recording fee

MONTICELLO, NY — Effective March 11, the Sullivan County Clerk’s Office will add a $10 fee to all residential deed recordings.

On December 12, 2019, Gov. Andrew Cuomo signed into law an amendment to NYS Real Property Law Section 291 that requires county clerks to notify the recorded owner(s) of a residential property when a document is affecting said residential property.

The law allows a reasonable fee to be assessed for said notices. The NYS Association of County Clerks, in order to provide uniformity throughout the state, has determined that $10 is a reasonable fee per document.

This fee will apply to residential real property. For information on property class codes, go to

In Sullivan County, this fee will apply to residential deed documents executed on or after March 11 and received over the counter or through the mail (USPS, FedEx, UPS, etc.). For deed documents that are recorded electronically (e-Recording), the fee will apply to those documents submitted on or after March 11.
This fee will not apply to commercial transactions.
